Dephaser Solenoid Sensor Seal Question?

Hi
Quick question, is there a good chance that the oil pooling in photo is coming from a bad Dephaser "Soleniod Sensor Seal" do these fail?
Is it really as simple as one bolt, lift solenoid out, pull seal out then back together?

Best to take off the top inlet.

Once the top inlet is off you then just need to unclip the wire and then take out the 10mm (I think) The VVT solenoid will come out and then the seal will be in the hole.
Its a metal ring that has a rubber edge, I took a flat head screw driver and a hammer and smashed it out as per the pictures
