It's possibly your caliper sliders or the pistons are not retracting properly. Grease the sliders and check the pistons are returning fully. A bit of high temp grease on the piston whilst returning them into the caliper does the world of good.

If they both check out ok it'll be the handbrake mech inside the caliper that's faulty. That's a new caliper unfortunately.

If its sliders there usually nigh on impossible to get out if they are seized in. Plus if its been seized for a while it can cause uneven wear on the pads so check they are ok. My advice is to get another caliper from a scrap yard, clean up the pins (obviously check they are free first). I wouldn't put any grease on the pistons either, shouldn't really put grease of any sort on your brakes.
